Bergen is the densest, most varied county we work in, and a roofer who treats every house the same will get most of them wrong.
In a few miles you go from the Victorians and center-hall Colonials of Ridgewood and Rutherford, to the packed two-families and townhomes of Fort Lee, Cliffside Park, and Palisades Park, to the postwar Capes and split-levels of Fair Lawn, Bergenfield, and Dumont, out to the hilltop estates of Saddle River, Alpine, and Franklin Lakes. What Bergen does to a roof
- Flat and low-slope roofs. A huge share of Bergen's housing, the two-families, townhomes, and additions across Fort Lee, Cliffside Park, Palisades Park, and the older boroughs, sits under flat or low-slope roofs. These do not fail like shingles do. They pond water, the seams open, and the drainage backs up. They need membrane systems and proper slope, not a shingle patch.
- Meadowlands and Hackensack River humidity. The low-lying towns along the river and the Meadowlands, Hackensack, Teaneck, Little Ferry, Lodi, and Bogota among them, stay damp. Standing moisture rots decking and feeds algae on shaded slopes faster than people expect.

Do I need a permit to replace my roof in Bergen County?
Yes. New Jersey roof replacements are permitted through your town’s construction official under the state Uniform Construction Code, so requirements vary by municipality across towns like Hackensack, Paramus, Teaneck, and Fort Lee. We are a registered New Jersey Home Improvement Contractor and pull the permit as part of the job.
My two-family has a flat roof. Do you do those, or just shingles?
We do both. A large share of Bergen homes, especially the two-families and townhomes in Fort Lee, Cliffside Park, and Palisades Park, have flat or low-slope roofs that need membrane systems and proper drainage, not shingles. That work is a core part of what we do here.
My house is near the Meadowlands and the roof always seems damp. Is that a problem?
It can be. The low-lying river and Meadowlands towns hold humidity, which rots decking and feeds algae on shaded slopes. We look for it during the inspection and build the roof to handle it rather than fight it later.
I keep getting ice dams in the northwest part of the county. Why?
Almost always attic ventilation and insulation, not the shingles, and the higher towns near the Ramapos like Mahwah and Franklin Lakes see the most snow. We fix the cause, not just the leak it leaves behind.

How long will a new roof last here?
Architectural shingles run about 20 years, metal a century or more, copper and slate longer still, and a quality flat-roof membrane many years with proper drainage. In our freeze-thaw climate, installation and ventilation matter as much as the material for how long you actually get.
